TO APPLY FOR A RENTAL PROPERTY, YOU WILL NEED THE FOLLOWING:
$30 Application fee for each application - all major credit cards or PayPal is accepted (you must fill out an application for each person over the age of 18 that will be living in the unit, or any co-signer that will be financially responsible)
2 forms of ID (per applicant) -- one must be a state/government issued photo ID; both must be valid (not expired)
2 most recent paystubs or 2 months of proof of income (per applicant)

AFTER YOUR APPLICATION(S) HAS BEEN SUBMITTED, IT WILL TAKE 24-48 HRS TO PROCESS.
YOU WILL BE CONTACTED BY THE MANAGEMENT OFFICE AS SOON AS WE HAVE COMPLETED PROCESSING YOUR APPLICATION(S).
If you are applying for a unit that is already available, your application will be processed immediately, in the order it was received. If you have placed a deposit on the unit, the deposit will hold the unit for UP TO 3 days from the date the deposit is received. If the lease is not signed within 3 days of the deposit being paid, the unit will be released to be re-rented, and your deposit will be forfeited.
If you apply for a unit and have paid the deposit, but your application is denied, your deposit will be refunded to you, less processing fees. If you decide to cancel the application or lease process, deposit does not get returned. The deposit reserves this unit for you meaning we have removed it from marketing thus eliminating the chances of any other rental, therefore we are unable to refund the deposit should you change your mind after your application has been approved.
If you are applying for a unit that is not available yet, your application will be received and processed on a first-come basis. The unit may be reserved by placing the proper deposit down. If a deposit is placed on a unit, the application must be completed within 3 days or the deposit will be released back to you, less processing and advertising fees. Reserving the unit with the deposit shall place that applicant at the front of the processing line. If the applicant is not approved, the deposit will be returned, less processing fees. If the application of the applicant who placed the deposit down is approved, the lease must be signed within 5 days of the application being approved OR on the date the unit is first available, whichever should come first. If the lease is not signed within 5 days of the application being approved, the deposit will be forfeited and the unit will be released to be re-rented. The deposit reserves this unit for you meaning we have removed it from marketing thus eliminating the chances of any other rental, therefore we are unable to refund the deposit should you change your mind after your application has been approved.
We use Google Pay secure payment services (free for both of us) to accept deposit and rent payments. To send funds, you will use our business number (316-444-0209). Please verify you have the correct sender by verifying our Google Pay logo as the same Longhorn logo here on our website. Please inquire to ensure there has not been a deposit reservation made prior to you.

1. Income requirement: 3X the rent amount each month in net income
2. No felonies within the last 99 years on report unless approved by owners
3. No judgments or collection accounts owed to governmental associations, other rental properties, or utility companies (ex: DCF judgments, Westar Energy, etc.) unless otherwise approved
4. Verifiable rental history / current residence address
5. Verifiable and current paystubs / employment information
6. No evictions or eviction judgments on record unless otherwise approved
